To address this, we actively monitor the real estate market, collect 'for sale' listings from various public sources, and rigorously verify the data for accuracy. This ensures you receive a streamlined list of high-quality leads, with a particular emphasis on confirmed homeowner-owned and occupied properties, thereby optimizing your real estate marketing efforts.

We specialize in data-related services, with a primary focus on monitoring the real estate market and collecting addresses for properties on sale. Our data collection process involves sourcing information from various public channels, and we take pride in not relying on list-brokers or external companies for our data. As soon as a house is advertised for sale, we begin gathering leads. In line with the California Consumer Privacy Act (CCPA), we've updated our services. For our California customers, we no longer provide homeowner names and addresses. However, we're excited to introduce our CCPA Compliant Postcard Fulfillment service.

It's worth noting that for customers in other regions, we still offer homeowner names. If you've been sending mail addressed to 'current resident,' there are a couple of things to consider. First, these leads may not be verified for homeownership and occupancy. Second, personalized mail with the homeowner's name tends to perform much better. In fact, a recent survey found that homeowners are 84% more likely to read personalized direct mail. So, for maximum impact, consider personalizing your direct mail campaigns.

We provide two options for defining your desired geographic area: you can choose a state or pick particular Counties. To further tailor your target audience, you can specify the asking price range of homes. By setting both minimum and maximum asking prices, you can fine-tune the scope of the moves included in your list. It's important to note that we don't offer demographic data. Our research has revealed that using the home's asking price, which loosely correlates with household income, is the most effective way to focus on your preferred market.

Our leads are always fresh and not duplicated day to day or week to week. In the event a listing is still available after 90 days from our initial collection, it may reappear in our system. We have a thorough re-verification process in place to confirm the listing's activity and the homeowner's occupancy. These leads are still potential customers, and it's valid to send them a follow-up mailing after 90 days to ensure your moving services stay top of mind when they're ready to decide.

We calculate the number of leads you receive each week based on your budget and the cost per lead or postcard. You have the flexibility to select leads within your preferred price range using the minimum and maximum price settings in your criteria. You can start from the highest price and work down to your lead limit or begin at the minimum asking price and work up to your weekly lead limit. Additionally, if you want to focus on a specific geographic area, you can limit it to receive more leads from that area rather than the price-based segment of a larger region.

How to Start

Direct mail may not yield the best results for businesses without a website. A staggering 94% of homeowners, upon receiving your postcard, typically check your website for more information. Without one, your chances of receiving phone calls decrease significantly. For our List-only service, lead delivery is a breeze. You'll receive your leads via email every weekday in two handy formats: an XLS file for seamless CRM system integration and a neatly pre-formatted PDF file with 30 labels per page for efficient label printing.

Now, let's dive into our Automated Postcards service. We'll provide you with an XLS spreadsheet, a comprehensive list of all the postcards sent on your behalf. This invaluable tool enables you to track responses in your CRM system or manually update the spreadsheet. If you prefer, we're also equipped to deliver the list in CSV format.

During the sign-up process, we’ll need some key information from you:

1. Account Info: Your business contact details, including the email address to use for mailing lists and invoices.

2. Billing: You can enter your credit card information for payment, or choose to provide it later. Please note that service will commence once we have your credit card information.

3. Select Service: Define your preferences, including:

Geographical criteria: Choosing the State and Counties.
Minimum and Maximum Asking Price for leads.
Weekly record limit, which is based on your budget and the per-postcard mailing price.

Additionally, our on-demand printing allows you to switch up your postcard artwork as there are no postcard inventories to deplete beforehand. It's worth noting that while changes are welcome, we recommend not making them too frequently. It typically takes around 4 to 8 weeks of consistent mailing to accurately gauge response rates to alterations in list criteria or postcard designs.

Design and Artwork

Whether you’re starting with a blank canvas or have a design ready to go, our platform streamlines the process and provides a variety of design choices to accommodate different budget preferences.

If you have a finalized design, please submit it in PDF format. Before submission, kindly verify that your design aligns with our PRINTING REQUIREMENTS. Upon receipt, our graphic designer will work in coordination with your team to ensure the design complies with these specifications. Subsequently, we will proceed with production to fulfill your service request.

Mail Guidelines and Response Performance

Our postcard production process operates every weekday, with immediate delivery to the post office on the same day. Utilizing first-class postage, we anticipate that the post office will typically deliver your postcards within a span of 2-3 business days from the moment they are handed over for distribution. We recommend exercising caution when considering alternatives that employ Standard mail, as this method can often result in delivery times of up to two weeks, which may not align with the time-sensitive needs of many industries seeking to secure new business opportunities.

The response time varies, with homeowners responding anywhere from 1 to 4 weeks or even longer. Approximately 20% of homeowners are actively seeking a mover at any given stage of the moving process. Therefore, targeting homeowners during the time of a new listing is crucial, as it prompts quick decision-makers to contact you immediately. Rest assured, your postcards continue to work for you, and mailing consistently over a 4-6 period will generate a steady stream of phone calls.

On average, direct mail yields a call rate of 1-3%. This means that for every 100 postcards sent, you can anticipate receiving 1-3 phone calls, on average. The quantity of postcards mailed directly correlates with the number of phone calls expected.

We do not provide refunds for returned pieces, as returned mail is a routine aspect of Direct Mail. Recognize returns as a regular expense associated with mailing, and rest assured that returns do not necessarily indicate ineffectiveness.
